As the Owner's Representative, by understanding the client's needs, budget and goals, by studying and fully grasping the design team’s documents and by thoroughly reviewing the contractor’s estimates and schedule, DZM provides the client with an informed advocate, advisor and the overall project and construction leader. DZM's vast knowledge of project costs and schedules derives from years of building large and complex projects from the site office as the General Contractor's project manager. From the analysis of many thousands of RFI's and Change Order Requests as a Builder and Owner's Representative, DZM's ability to read plans and details to isolate changed conditions from Contract work and measure the change to project site and schedule constraints to ascertain the "real" cost saves the client substantial construction dollars that have exceeded DZM's total project fees.

Through collaboration with other consultants, DZM provides the full spectrum of Project Management services. DZM's extensive work experience has forged long term relationships with the Bay Area's top design professionals and with other "specialty" consultants (such as testing and inspection firms, permit expeditors, surveyors and geotechnical engineers) along with general contractors, subcontractors and suppliers. This has also included partnership with Joel Roos (Pacific Union Development Company) on major projects requiring development and entitlements expertise. These professional relationships enable DZM to assemble the full team of qualified consultants and contractors required for any project.

Site assessment studies for phasing and construction feasibility, including utility coordination; compile and monitor master project budget; conceptual and hard costs estimates; milestone and detailed project schedules; consultant, vendor and contractor selection, including detailed Request for Proposals; entitlement and permit coordination; jobsite progress reviews and reports; detailed plan review and comment; change order analysis and administration; meeting minutes; cost control including pay application reviews; monthly project reporting; punch lists; warranty follow-up.

DZM provides clear and concise role definitions and expectations for each team player and regular follow ups for task status; identifies what is critical today, tomorrow and next week; expedites requests for action or information; and keeps timely and accurate records.

DZM's job includes managing the timely resolution of project exceptions, issues, problems, surprises and errors by performing thorough research and investigation, obtaining opinions from all involved, proposing solutions to attain consensus by the Client and project team, and initiating fair, articulate and expedient direction, all while keeping the project moving forward and the team cohesive and productive.
